SITE LOCATION AREA INFORMATION
Located immediately off Exit 9 of I-81 at Shippensburg, PA. This commercial land has excellent visibility from the interstate. This property is in Southampton Township and is un-zoned by the municipality. The lots will be served by public sewer by late spring of 2000, with the public water projected to be available by the end of 2001. Lots range in size from 1.9 to 4.06 acres in Phase I and 2.5 to 4.37 in Phase II.
This land is an outstanding location for restaurant/motel facilities and other interstate orientated activities. Recent traffic counts at this exit average 40,000 vehicles per day.
Shippensburg is the home of Shippensburg University, with an undergraduate enrollment of 5,600 and a graduate enrollment of 1,000.
Currently, there are four (4) motel/hotels serving the Shippensburg area. One of these - a Budget Host with forty (40) rooms, has interstate visibility at Exit 10. A sixty-one (61) room Amerihost is also located off Exit 10, one mile from Exit 9. A new down town hotel with 40+ rooms also operates. Southbound on the interstate, the next motel facilities are at Exit 8 (4 miles), which has a Super 8 Motel and a Comfort Inn. Northbound the next motel facilities are at Exit 13 in Carlisle (21 miles).
Fast food facilities visible from the interstate are as follows:
Exit 5 - Wayne Ave., Chambersburg (10 miles) Cracker Barrel, Rax.
Exit 6 - Lincoln Way., Chambersburg (8miles) KFC.
Exit 7 - Does not exist.
Exit 8 - Scotland (4 miles) McDonalds.
Other exits as follows:
Exit 10 - Shippensburg (4 miles) none.
Exit 11 - Newville (12 miles) none.
Exit 12 - Plainfield (19 miles) none.
Exit 13 - Carlisle (21 miles) McDonalds. (Visible)
Approximately 4,500 cars per day use this exit (on and off - North/South).
Site Conditions:
Site visibility is outstanding from the Southbound lane of I-81. Due to the angle of the intersection with I-81, the Northbound view is blocked by the overpass bridge of the Exit. However, proper signage would provide visibility in the Northern direction. No physical features, such as hills or buildings block any view.
Lots 1, 2, 3, ( also 9, 10, 11) are higher to 5 to 10 feet in elevation than I-81 and would provide excellent interstate attraction. The lots immediately along the interstate vary from slightly below interstate grade 5 - 7 feet (lot 5 and half of lot 4 and lot 6). The southern half of lot 4 offers a hillside view from the interstate. Lot 7 is approximately 10 feet higher than the adjacent interstate.
Development Status:
Currently the plan is submitted to the municipality for the preliminary plan approval. Final plan approval should occur in January 2000. The engineering provides for each lot to provide for storm water management to handle development conditions. Other site improvements such as roads and sewer will be done by developer. Public water is currently not available on the site, but is a future possibility. No limitations exist for future extension from the public water authority. On site wells in this immediate area have produced substantial flows (in excess of 60 gpm) at 200 ft. depth.
